In our previous articles, we explored the essential requirements for Hungary’s Guest Investor Visa, also known as the Golden Visa, in general. Now, let’s delve deeper into the investment types that can make you eligible for this esteemed visa program, granting residence in Hungary for 10+10 years and confirmation of which should be the main part of your residency application.
Option 1: Real Estate Fund Investment (EUR 250,000)
To qualify for Hungary’s Guest Investor Visa, you need a certificate from a real estate fund manager registered by the Hungarian National Bank or from the distributor of the investment fund share, confirming your investment of EUR 250,000 in a real estate fund. Here’s what you need to know:
- The investment fund share must be held for at least 5 years.
- The fund’s net asset value should consist of at least 40% investments in hungarial residential real estate.
- The real estate fund manager must possess a simplified site security certificate or be listed in the register under Act XXX of 2016 on Defence and Security Procurement.
Option 2: Property Ownership (EUR 500,000)
For eligibility under Hungary’s Guest Investor Visa, as another option, you can also purchase a residential property valued at least EUR 500,000 within Hungary. Here’s what you should know:
- The purchase contract must be signed and endorsed by a lawyer.
- The property must be registered in the Land Registry of Hungary under a clear title, free from any legal claims or debts.
- After the purchase of the property a restriction on selling or mortgaging the property must be registered in the Land Register for 5 years from the purchase contract’s date.
Ownership of the property is exclusive to you or shared with family members applying for the Guest Investor Visa, also for 5 years. Please note that as part of the application process, the competent authority will appoint a forensic real estate expert to assess whether there is any significant difference between the actual market value of the property and the purchase price stated in your application.
Option 3: Financial Donation (EUR 1,000,000)
In this case, you’ll need a certificate from a higher education institution maintained by a public trust with a public-service mission. This certificate confirms that you’ve made a financial donation of at least EUR 1,000,000 to support educational, scientific research, or artistic creation activities.
All of these documents, corresponding to the chosen investment option, must be included with your application to confirm the purpose of your residence.
